RESERVATION CONDITIONS

1. Booking
The booking becomes binding after both partners have signed the contract.
2. Deposit, rent
The deposit of 60 € must be paid within two weeks (14 days) of receipt of confirmation and the balance not later than 45 days before the beginning of the rental period to our bank account: Taisto Murtonen, Kiteen seudun Osuuspankki, Kitee, Finland 515304-220038.
3. Cancellation
The deposit of 60 € will be charged if cancellation is made at least 28 days before the beginning of the booked period. If the cottage is cancelled less than 28 days before booked occupancy, the remainder can be refunded only if the said accommodation can be re-rented for the same period. The qualifying date is the date on which notification of cancellation reaches us. Due to serious illness, accident or death of the client or his/her immediate relatives, after receiving evidence of such a case in the form of doctor´s certificate, the charge is 20 per cent of the total rent.
4. Insurance
For you own safety we advise you to take out travel insurance to cover accidents, illness, baggage loss and liability.
5. Conditions
5.1. The cottage is at the occupant´s disposal from 4 p.m. on the day arrival to 12 noon on departure day.
5.2. The agreement for holiday accommodation includes the house/department and all accessories, fuel for cooking, heating and lighting. The use of sauna (except the smoke sauna, extra fee is 80 €/heating; the owner will heat the smoke sauna for you) and rowing boat are also included. Occupants should bring their own towels and bed linen. However, the cottage owner provides linens and towels for separate fee if the order is made together with the cottage booking. The price for the set is 10 €/time.
5.3. The occupant is responsible for cleaning the cottage during the rental period and on departure. Should he/she fail to do so and the owner is obliged to clean the cottage before the next tenant arrives, a subsequent charge of 70 € will be made, and is payable to the owner.
5.4. The occupant is obliged to pay owner direct for any damage caused by him/her during occupancy.
5.5. All objections and complaints regarding the furnishing and condition of the cottage, and grounds for them must be presented immediately during the holiday direct to the owner.
5.6. Only the number of persons stated in the brochure/leaflet may stay at a holiday cottage. The owner must be obtained for any additional persons. Payment for extra persons is made direct to the owner.
